Spring Market Update March 2025
"After the rush of new listings in January, home sales and new listings in February were closer to historical averages, which has positioned the overall market in balanced conditions.Balanced market conditions typically bring a flatter price trajectory, and we’ve seen prices across all segments remain in a holding pattern for the past few months, but with the active spring season just around the corner, it will be interesting to see whether buyers take advantage of some of the most favourable market conditions seen in years, and whether sellers change their willingness to bring their properties to market.”Andrew Lis, GVR director of economics and data analyticsMy personal observations of the market in the past 6-8 weeks are that buyers have time to do due diligence when contemplating a sale, which is how we want the market to be. This means we don’t have the frenetic activity of previous years and people can make sound decisions on such an important financial investment. Good properties are selling & we’re seeing multiple offers on well priced properties in good neighbourhoods. With all the uncertainty at the moment many people want to put down roots, this could explain why the market has been quite active despite the economic turmoil from down south.

Bank Of Canada Cuts Rates Again
Bank of Canada reduced its policy rate by 25 basis points to 2¾% on March 12th. Cuts are expected to continue with most economist predicting 2.25% by summer.
